Buyers act fast on subdivision

Strong demand for land is resulting in bumper sales at Box Hill, which will also be the site of a new HomeWorld, writes Katrina Creer.

AND sales at The Hills of Carmel subdivision at Box Hill are booming, with the developers revealing they are six months ahead of schedule.

Bob Welsh, property development consultant for The Hills of Carmel, said they had seen strong sales since the site was launched in May and sales had not slowed down in the lead-up to Christmas.

A recent release of 25 lots resulted in more than half selling on the first weekend.

“Strong buyer enthusiasm has seen us pick up our sales program to meet demand while our construction program is ahead of schedule also,’’ Mr Welsh said.

The Hills of Carmel is a 2000-lot masterplanned community across 223 hectares of newly rezoned Box Hill. A new HomeWorld is also earmarked, with plans recently announced for a 110-lot display village to also be built there.

“This really shows the quality of the future suburb, as builders want to display their best product,’’ Mr Welsh said.

There is a range of lot sizes on offer, from 300sq m to larger 870sq m blocks. These are priced from $427,500. Housing construction is due to start in February, with the first residents expected to move in mid-next year.

The new community, within The Hills Shire, will also include a new shopping centre, playing fields, schools and extensive outdoor space and bicycle paths. It is 40 minutes from Sydney CBD, 10 minutes from the future Rouse Hill train station and 10 minutes from the Hawkesbury River.

“As Sydney homebuyers continue to face a shortage of affordable housing, in particular detached dwellings, The Hills of Carmel offers a prime opportunity to buy into an area that not only offers a wonder quality of life, but will provide strong value growth over the medium to long term,’’ Mr Welsh said.

Jamie and Shirley Millar are among the first buyers into The Hills of Carmel and plan on building a five-bedroom, double-storey home for children Aaron, 16, Caitlin, 14, and Sienna, 10.

They are downsizing from acreage at East Kurrajong to be closer to family. Their 457sq m block is on a hill with views to the Blue Mountains.

“We really like that we will be part of a brand-new community – that’s exciting for us – and that it is close to the North West rail link and down the road from the town centre,’’ Mr Millar said.

“It has beautiful views and it still has that rural feel.’’

Box Hill is set to encompass 9,600 dwellings, with a population of more than 28,000. The Hills of Carmel development will create thousands of jobs and add about $700m to the local economy.

HomeWorld Announces New Display Village At Box Hill

HomeWorld, is pleased to announce the development of a new display home village at the Hills of Carmel estate in Box Hill, New South Wales.

Construction of the 110-lot village is expected to begin mid next year and will display the broadest range of new home designs from 36 of the state’s leading building companies.

HomeWorld Box Hill will be situated less than 10 minutes from the new Sydney Metro rail line and Rouse Hill Town Centre, and 10 minutes in the other direction from Windsor and Hawkesbury River. The Department of Planning expects the recently rezoned suburb of Box Hill to eventually be comprised of 9,600 dwellings and a population of more than 28,000 people.

HomeWorld Launches Hunter Trade College Scholarship Program

Australia’s biggest and most established display home organisation, HomeWorld, today announced a new scholarship program with Hunter Trade College to help build career paths for local students.

Launched today at the Hunter Trade College graduation, the sponsorship program will include a full scholarship for one student from the Hunter region to complete the HSC with a vocational education specialisation in Carpentry or Electrotechnology delivered at Certificate III level as well as providing eight tool kits to assist in practical learning for all students.

HomeWorld, CEO, Phil Jones said the organisation is committed to furthering the growing building industry in the Hunter, an area it’s been a part of for more than 15 years.

“HomeWorld is extremely proud to be supporting Hunter Trade College to empower young people to pursue a rewarding career in the building industry. We and our builders feel strongly about investing in education and training, and supporting the communities to which our villages belong,” said Jones.

Based in Telarah, Hunter Trade College provides young adults with the opportunity to study for the Higher School Certificate while commencing a trade qualification and accessing pathways into a various trades, including building and construction.

HomeWorld Extends Partnership to Support Women’s Sydney Thunder

Australia’s biggest and most established display home organisation, HomeWorld, has officially opened its new display home village in Thornton in NSW’s Hunter region.

“It’s with great pride that we announce the opening of our brand new village in the Hunter, an area we’ve been a part of for more than 15 years,” HomeWorld CEO, Phil Jones.

Bringing together 14 leading building companies, HomeWorld Thornton features 43 new display homes to help people discover, create and build their dream home.

HomeWorld Thornton Is Now Open

HomeWorld officially opened its new display village in Thornton, in NSW’s Hunter region on July 2016.

The launch was attended by HomeWorld CEO Phil Jones, HomeWorld Chairman Mike Scott, Mayor of Maitland Pete Blackmore and Member of Paterson, Meryl Swanson amongst other special guests, media and builders within the HomeWorld family.

The twenty five million dollars that has been invested into the launch of the Thornton display village has been directed towards environmentally friendly and cost effective housing packages to make the cost of living more affordable for the growing community.

HomeWorld Chairman Mike Scott stated that HomeWorld ‘are seeing a change in the housing market and we are responding to that change”.

Homeworld Thornton features forty three new display homes from fourteen of Australia’s leading builders. The new village offers a wide range of living options from duplexes to innovative split level designs that focus on multi-generation living. Each builder showcases designs featuring the latest technology and ideas, with a focus on the future of housing.

The opening of Thornton kickstarted the beginning of five new display home villages planned to open in New South Wales.

The Changing Way Sydneysiders Live

Sydney households are rapidly changing shape. As population growth continues, smaller lots in greenfields become available and established areas undergo redevelopment, we will see a marked increase in small housing.

According to recent Australian data, Sydney’s population is experiencing average annual growth of 1.6 per cent and is predicted to rise to 5.86 million by 2031. That means just 15 years from now, an extra 1.6 million people will be living in Sydney.

The huge upsurge in population is expected to bring the addition of 664,000 new dwellings. But what will these households and dwellings look like?

It is predicted that by 2031, single-person households will increase by 48.1 per cent and households of couples without children will rise by 24.5 per cent.

Home building for the traditional nuclear family will therefore fall, replaced by an increase in demand for one- and two-person homes in suburban Sydney.

This increase in single-person households is in part due to the spike in Sydney’s ageing population. Each week in Sydney, approximately 1000 people turn 65 and the number aged 65 and over is forecast to increase by 3.16 per cent by 2031.

This ageing population will have a major influence on the nature and demand for housing in the city in the next decade. We know older people tend to live alone or as couples, close to vital services. We also know that baby boomers look to downsize, while staying in the same neighbourhood – indicating a preference to “age in place” within their community.

As a result of these demographic shifts, smaller housing stock will be in very high demand in years to come. Baby boomers, retirees, couples without children, small families, divorcees and singles will all be seeking practical and economical housing in desirable areas.

Another cultural shift driving demand for smaller houses is the growth in multi-generational households. Demand for duplexes, granny flats and studio housing options are on the rise as families seek housing options that allow for three generations of one family to live at the one address, but with their own private spaces.

Builders are already being flooded with requests for non-traditional housing options to meet the needs of modern families. Requests for duplexes – residential buildings divided into two apartments – are at an all-time high.

North-west and south-west Sydney will be major growth centres in the coming years, and will be the focus for infrastructure, new land releases and employment generation. In particular, the Hills District, Blacktown, Penrith, Liverpool and Campbelltown will see major growth and diversity in housing.

The addition of small-scale medium-density housing, in established and greenfield suburbs, will provide housing options to meet these changing demographics and the diverse range of household types, incomes and lifestyles.

Population growth, combined with major demographic shifts and changes to household structures, means that Sydney will need to evolve and transform.

Increasing housing density brings new challenges for urban planners, who will need to find solutions for the increasing pressure on infrastructure such as transport and roadways, energy, air and water systems. So it’s essential for all stakeholders to work together to build sustainable futures.

Easter Celebrations At HomeWorld

There is much family fun activity planned across both Sydney villages for all ages this Easter long weekend at Kellyville and Camden North.

As major sponsors of Sydney Thunder cricket team, we are excited to have the ‘Thunder Bus’ visit HomeWorld Kellyville from 11am to 2pm on Easter Saturday, March 26th.

The ‘Thunder Bus’ provides loads of entertainment to keep any cricketer enthusiast happy. The two inflatable lanes allows you to test your cricket skills and challenge a friend, while the big screens let us all re-live the highlights from Sydney Thunder’s winning 2016 season.

At Camden North, the KIISFM radio team will be making an appearance on Easter Monday, March 28th to entertain our HomeWorld village visitors with activities and giveaways.

On both days there will also be face-painting and plenty of Easter eggs – so come join us!
